We started this dream in early 2019 with a concept and started seriously looking at a location in the Richmond Hill area. We found one off exit 87 in a building that used to be a Huddle House, Red Zone, and a bunch of other things in it’s long history. It was completely gutted to the bone so we would also have to start from scratch inside to include the wiring, bathrooms, everything. Very costly. At the time it seemed to be a perfect spot but we noticed how much investment it was going to take to bring it up to code even before we started building the fun part. It was also only 2,000sf and no room for future expansion. We started looking elsewhere within the Hill and eventually we found some promising places in Goodwill Plaza and one on Longwood behind H&L Tire by McDonald.s/Love’s gas station. Both locations have their pros and cons. With the Goodwill location, there was more parking than you can shake a stick at. And the visibility and foot traffic of the other businesses there could be beneficial to us. One downside is no possibility for outside patio or beer garten areas. That is a huge plus for breweries if they can get that amenity. Another downside is the cost per square foot is much higher than the Longwood location.
With the location on Longwood, the pros would be the sheer size of the spot itself. The building is 4,000 sf by itself and the lot is almost 2 acres. This means plenty of room for a beer garten, outdoor events and bigger crowds of people. The building itself has 6 garage doors, 3 bathrooms and is almost turn-key. We would simply have to build a bar, remodel the bathrooms and install the brewing equipment. The cost per SF is also much lower than the other location which is important to our bottom line. Another plus is being completely visible to I-95 as we back up to it with millions of cars passing by monthly. The downside? The parking area inside the lot is a bit small but overflow parking could easily be done out in the street. Therefore, we are working on getting our building permits soon and hope to open late fall to early winter! Finger crossed!
